"Neighbors" has critics and audiences laughing in what could be the best comedic film of the year.

The film stars Seth Rogen and Rose Byrne as couple with a newborn baby whose lives are turned upside down by a fraternity moving in next door. Zac Efron, Dave Franco and Christopher Mintz-Plasse round out the cast as the loud fraternity members. Check out what reviewers have to say about the film below.

The Chicago Tribune gives "Neighbors" 3 out of 4 stars:

"One part smart, one part stupid and three parts jokes about body parts, the extremely raunchy "Neighbors" is a strange success story. It's nobody's idea of a well-structured and logically detailed screenplay, even though its premise - new parents battling frat house neighbors - springs from a high-concept idea that could've come from scriptwriting software or a research facility. Which brings us to one of the movie's better early jokes: Sizing up the perpetually shirtless kegmeister played by Zac Efron, Seth Rogen wonders if his adversary was ‘designed in a laboratory.'"

The Washington Post rates the film 2 out of 4 stars:

"...Viewers must slog through all manner of crude, coarse, often lazily choreographed bits that feel rote and barely warmed-over, from a graphic anatomical stunt performed by the actor Christopher Mintz-Plasse to a dumb scene involving Robert DeNiro impressions. (If the part where Rogen and Efron engage in a ‘Batman' voice competition seems familiar, it's because Steven Coogan and Rob Brydon did it first and better with Michael Caine impressions in ‘The Trip.') Still, ‘Neighbors' will no doubt reward audiences who demand little more than a few broad, easy laughs to be entertained, which, after all, describes most filmgoers these days."

Rotten Tomatoes users certify the film fresh with an 80 percent rating:

"‘Neighbors' was exactly the comedy genius that I needed to see. Seth Rogen rarely disappoints and his disgusting and crazy frat comedy not only brings the laughs but gives us new heights for Zac Efron and Rose Byrne. The entire cast is hilarious and some of the small cameos were in great taste and brilliantly paid off. The physical comedy is outrageous and gut busting hilarious. They even managed to put a little heart in it as well. By far the best comedy so far this year and worth watching several times."
